Before any work starts, you need to know exactly what the job includes, room by room and line by line. Green Dynasty Construction writes detailed, itemized estimates for homes and commercial properties across La Porte and the Houston area. Every estimate starts with a visit to your property, and it’s written by our in-house Xactimate estimator using our own Xactimate software subscription.
You get a clear scope you can read, compare and plan around, whether the project is a remodel, a repair or an insurance claim.

Why an Itemized Estimate Matters
A single bottom-line number doesn’t tell you much. A good estimate shows what’s being removed, what’s being replaced, what has to be moved or protected to do the work, and how much of each material is involved. That level of detail helps you:
- Compare proposals fairly. See whether two bids actually describe the same work.
- Plan the project. Know the order of work and what each phase includes before crews arrive.
- Avoid surprises. Work that hides behind finishes, like trim, baseboards and transitions, is written in instead of left to guesswork.
- Share it easily. Hand the same itemized scope to your project team, lender or insurance company.
Our Estimating Services
Residential Repair and Remodel Estimates
Kitchens, bathrooms, flooring, drywall, paint, cabinets, trim and whole-home interior work. We measure each room and write the scope in the order a crew would actually build it, from protection and detach-and-reset to final cleanup.
Commercial Property Estimates
Offices, retail spaces and multi-unit buildings. We keep each unit and common area separate while rolling everything into one organized file, and we account for access, phasing and after-hours work when a building stays occupied.
Interior Renovation Estimates
When a home’s interior is being renovated, we write everything it takes: drywall, texture, paint, flooring, cabinets, trim and the supporting work in between, sequenced the way the job will be built.
Insurance Claim Estimates
Need an estimate for an insurance claim? We write it in Xactimate, the same estimating software widely used across the insurance industry, so the format and line items are familiar to everyone reviewing it. The estimate is yours to share with your insurance company or anyone helping with the repairs.
Scope Review and Supplement Writing
Already have an estimate from someone else? We’ll walk the property, compare that estimate against what we document on site, and write any supported differences in Xactimate with notes explaining each item.
Estimating Support for Contractors
Busy crews and no one on staff who writes in Xactimate? Our estimator can walk the property and write the itemized scope so your team can stay focused on the work.
What You Receive
Every estimate package includes:
- Xactimate estimate: an editable ESX file and an easy-to-read PDF, organized room by room with quantities, units and notes.
- Property sketch: the room layout and measurements behind every quantity.
- Labeled photos: named by room and condition so each line item traces back to what we saw.
- 3D walkthrough scan: a virtual record of the property your team can revisit while reviewing the scope.
Our Estimating Process
1. Tell us about the project.
Send the property address, a short description of the work and where things stand. Existing photos or estimates are welcome; they help us prepare.
2. We visit the property.
Every estimate is based on an in-person walkthrough. We measure, photograph and document the affected areas and note anything that has to be protected, moved or detached to do the work. We don’t write photo-only remote estimates.
3. We write the estimate.
Our in-house estimator builds an itemized Xactimate scope with the work behind the finishes included. Most estimates are ready within 3 business days of the walkthrough.
4. We review it with you.
We walk you through the finished estimate and supporting records so you know exactly what’s included before any work begins.
Built on Real Jobsite Experience
Green Dynasty is a family-owned company founded by Bobby and Sherry Green, and Green Dynasty Construction is 100% female- and minority-owned and led by Sherry Green. We are City of Houston certified as an MBE, WBE and SBE (Minority, Women and Small Business Enterprise). Our in-house Xactimate estimator brings hands-on contracting experience to every scope.

What We Do, and What We Don’t
We document conditions and price the repair or construction work. We are a construction company, not a public adjuster or insurance adjuster. We don’t negotiate insurance claims, interpret coverage or promise what a claim will pay. An estimate describes and prices the work; it isn’t a coverage decision or a guarantee of payment.
Pricing
Talking through your project is free. If you hire Green Dynasty Construction to do the work, your estimate is free. Need an estimate only? Our estimating fee is 2% of the completed Xactimate estimate, with a $450 minimum. We’ll go over it before we schedule, so there are no surprises.
Service Area
We provide on-site estimates in La Porte, Deer Park, Pasadena, Baytown, Seabrook, Shoreacres, Morgan’s Point, Kemah, Webster, Clear Lake, Nassau Bay, League City, Friendswood, Pearland and across the greater Houston area. We focus on the Bay Area, but we can estimate projects anywhere in Texas. Send us the address and we’ll confirm availability.
Frequently Asked Questions
Do you estimate residential and commercial projects?
Yes. We write itemized estimates for homes, offices, retail spaces and multi-unit properties.
Can you estimate from photos?
No. Every estimate starts with an on-site walkthrough. Photos and existing estimates help us prepare, but they don’t replace the visit.
What software do you use?
We estimate in Xactimate using our own subscription. You receive both the editable ESX file and a PDF.
Can I use your estimate for an insurance claim?
Yes. The estimate is yours. You can share it with your insurance company, contractor or anyone helping with the project. We don’t represent you with the insurance company or negotiate your claim.
Can you review an estimate I already have?
Yes. We’ll compare it against conditions documented on site and write any supported differences, with notes explaining each item.
Do you estimate new construction from plans?
No. We don’t do new-construction takeoffs or bid packages from plans or blueprints. Our estimates are based on an on-site walkthrough of an existing home or building.
