South Houston is a compact city, about 3 square miles, wedged between Houston and Pasadena. It was founded as the settlement of Dumont in 1907 and incorporated as South Houston in 1913, which kept Houston from absorbing it later. Its fastest growth came between the 1940s and the early 1960s, so much of the housing stock dates from the mid-20th century. Local legend says circus elephants owned by a former mayor helped build Spencer Highway.
What older South Houston homes usually need
- Lead-safe renovation. Homes built before 1978 fall under EPA’s Renovation, Repair and Painting rule when painted surfaces are disturbed. Expect containment and cleanup steps on many projects here.
- Electrical and plumbing catch-up. Mid-century panels, wiring and drain lines often need updating when walls open up. Licensed trade subcontractors handle that work.
- Layout updates. Opening a closed kitchen or adding a second bath tends to add the most livability to a house this age.
- Roofs and exterior envelope. Older roof decking, windows and siding are common upgrades.
Drainage is improving, so check your flood zone
South Houston drains toward the Berry Bayou system in the Sims Bayou watershed. Harris County Flood Control District has been concrete-lining tributary channels from the South Houston city limits downstream and building detention basins, with the stated goal of removing the 100-year floodplain from hundreds of homes and businesses. Ask us to look up your current flood zone before you plan an addition.
