Remodeling in a Humid Gulf Coast Climate: Moisture, Mold and Materials

Anyone who has lived in La Porte, Seabrook or Baytown knows the air here can feel like a wet towel for much of the year. That humidity doesn’t just affect your comfort. It affects your house, and it should affect how you remodel.

Materials and methods that work fine in a dry climate can lead to swelling, warping, peeling paint and mold here. This post covers what we think about when we remodel in the Houston Bay Area, and what you should ask about on your own project.

Why Humidity Matters in Remodeling

Moisture gets into homes in a few main ways:

When moisture sticks around, it can feed mold, rot wood and damage finishes. The goal of a good remodel is to keep water out, let any moisture that does get in dry out, and choose materials that can handle the conditions.

What We Often Find During Demolition

When we open up walls and floors in older Bay Area homes, it’s common to find:

If we find any of this, we show the homeowner and handle the repair through a written change order. Covering up damage only makes the problem bigger later.

Note on mold: In Texas, mold assessment and remediation are regulated by the Texas Department of Licensing and Regulation (TDLR), which took over the program from DSHS in 2017. In general, if visible mold covers 25 contiguous square feet or more, the assessment and cleanup must be done by TDLR-licensed mold professionals, and the same company can’t do both the assessment and the remediation on one project. Smaller areas can usually be cleaned up by people who aren’t licensed. There are exemptions, including some owners working on their own property.

Walls, Trim and Exterior Work

Let Materials Acclimate

Wood flooring, trim, doors and cabinets can absorb moisture. Many manufacturers call for products to sit in the conditioned home for a period before installation. Skipping this step can lead to gaps, cupping or swelling later.

The AC System Matters Too

Your air conditioner removes humidity as well as heat. A remodel is a good time to ask:

HVAC work in Texas should be done by a state-licensed contractor.

Plan for Storms

Hurricane season on the Gulf Coast typically runs June through November. If your project involves exterior work or a roof, ask your contractor how the site will be secured if a storm approaches.

Frequently Asked Questions

Can I just paint over mold?

No. Painting over mold doesn’t fix the moisture problem that caused it. Find and fix the source first, then remove the damaged material. In Texas, mold covering 25 contiguous square feet or more generally has to be handled by TDLR-licensed mold professionals, with some exemptions.

What’s the most important thing in a humid-climate bathroom remodel?

Proper shower waterproofing and an exhaust fan vented to the outside.

Is luxury vinyl plank good for Houston-area homes?

It’s a popular choice because it handles moisture well, but product quality varies. Check the manufacturer’s ratings and installation requirements.
